As quickly as possible, please review, complete, and return a signed copy of these 2 pages to our office by email, fax, postal service, or hand delivery. We cannot begin working on this file until we receive the completed documents.
During the closing process, our team will gather information about the property and all parties involved, prepare and review title documents, and advise our clients through the process of signing paperwork. SLF may incur third party charges on your behalf while preparing for this closing. If this transaction fails to close, these third party charges may be passed to the parties, as permitted by the real estate contract. By signing, the parties expressly authorize The Suttles Law Firm LLC to deduct its vendor’s title search fees from any earnest money being held by SLF
PRIOR to disbursing the amounts as agreed by the parties to the contract. The Suttles Law Firm LLC
does not charge attorney’s fees when a transaction fails to close.
SLF may need to obtain loan payoffs, lien satisfactions, HOA assessments/certifications, and tax information for the closing. By signing below, you authorize SLF to obtain this information as your agent. SLF does not negotiate outstanding balances on a client’s behalf unless a separate written agreement has been executed by the client and SLF.
If funds must be sent to The Suttles Law Firm LLC for closing, such funds MUST be sent to by wire transfer. SLF will provide you with our wiring instructions. THE WIRE INSTRUCTIONS DO NOT CHANGE. VERIFY WIRE INSTRUCTIONS WITH OUR OFFICE PRIOR TO SENDING FUNDS. If you are working with a lender, the lender will provide you with the amount required for closing. SLF is unable to provide the final financial figures until the file is "clear to close.”
All parties must sign their closing documents in our office, arrange for the documents to be signed remotely, or authorize another person to act as their Power of Attorney. If you are unable to sign in our office, please contact us as soon as possible to discuss and make arrangements.
