Thank you for choosing us to be your closing attorney! We want this experience to be enjoyable. Please carefully review and return a signed copy of this document. We cannot begin working until this letter and the information sheet are returned to us.

During the closing process, we will gather information about you and the property, prepare and review documents, and advise you in signing paperwork. We may incur charges in the course of working toward this closing. Should this transaction fail to close, any charges incurred may be passed to the parties, per the terms of the real estate contract. This is an unlikely scenario, and The Suttles Law Firm LLC does not charge attorney’s fees when a transaction fails to close.

We may be required to obtain loan payoffs, lien satisfactions, HOA assessments/certifications, and tax information. A separate agreement is required to negotiate any outstanding balances on a client’s behalf.

Cash to close MUST be sent via Wire Transfer payable to The Suttles Law Firm LLC. We will provide you with our wiring instructions. Our wire instructions do not change. You should verify wire instructions with our office PRIOR to sending funds. It may be difficult to provide the amount of funds required for closing until we have the "clear to close.”

Clients must attend closing or grant Power of Attorney to another person. If you may need a POA, or are uncertain, please let us know as soon as possible so that we may discuss this possibility with you.

Our goals are good communication, flexibility in scheduling, and being responsive to you. We take pride in serving our clients. I/we acknowledge that The Suttles Law Firm LLC may represent multiple parties in this transaction, (purchaser[s], seller[s], and/or lender[s]) and I/we must notify The Suttles Law Firm LLC as soon as possible, in writing, if we object to The Suttles Law Firm LLC engaging in multi-party representation.
